Hi it’s Bernadette Janson! And I’m back with another tip.
And today’s tip is around styling. So I often get asked “Should I style my property to sell?” And the answer is in 90% of cases, the answer is Absolutely!
There are very few scenarios where styling is not recommended and the reason being that styling statistically adds
10 percent to the sale price. Now a lot of people say “Oh yeah, but I’ve run out of money..” This is the way I look at it – if you can afford to sell your property for 10% less and you’re happy with that, don’t style. Okay. But if you want to get the absolute top dollar then you need to style your property. And here’s the thing it doesn’t need to cost that much.
So let’s put that another way – say you’ve got a $500,000 property and you can’t, you don’t think you can afford to style. Well then look at what that styling would cost you say two and a half thousand and the return – so 10% of five hundred thousand is fifty thousand. Then you know it’s a bit of a no-brainer. Use your credit card, do whatever you can or you need to do to get that styling into the property.
And another thing is that most people, when they put their properties on the market, are emotionally attached. Whether it’s a renovation project or your own home there’s this emotional attachment and what that does is makes you think it’s worth more than it really is. And don’t worry I suffer from this too, this is a normal phenomenon because it’s a property that you’ve known and loved and you put a lot of soul into you’ve become very emotionally attached. And the thing is you think it’s you know like it’s worth the premium price and so you need to do the work to get that premium price. And styling will certainly help.
You need that 10% and so if you, you know, you don’t want to style get used to the fact that you’re probably not going to get top dollar for the property. In fact when we’re looking for a renovation project we look at properties that are not style. If they’re not styled we’ll be “damn”‘ you know too late!
