Well hello there it’s Bernadette Janson back with Episode 12 of our 14 Days To A Beautiful New Bathroom. It’s getting exciting now. We’re on the homeward run! After this episode, we’ve only got two more to go. And they’re around execution.

Today we’re going to be talking about budgets and materials and as a reference I have included our mood board for our current project and also the budget for our current project too. I guess to support this episode, but before I do that, I want to share with you another review from a happy listener. Now we’re going to get in to our episode today where we’re going to talk about costs. And what I’m going to do is use our current project as a case study. I’m going to tell you basically what we’ve budgeted for each item. I’ll actually upload the budget so you can see it in the show notes. I’ll also share our mood board so you get a sense of the look that we’re going for and I guess the level of quality.

Let’s get into it. This project is in Queensland, so there is a land component to this project which is something that I am really loving. Because it really helps to boost the profit potential and I personally think, although there are quite, I guess significant risks, with that land component because you never really know what you’re up for. In terms of the subdivision, until you get into the project. Because there’s always little challenges to trip you up, but I just think that it’s a way of I guess lessening the risk when you’re buying and selling renovations.

Okay so with Wynnum, it has 1 bathroom, very old fashioned bathroom with a shower over the bath and basin. I think it was renovated in the 50’s, so pretty bad. And also it has a toilet which is almost outside, it’s off the kitchen out the back. And you’ve got to go down some stairs to the toilet, the toilet’s adjacent the laundry. While we are quite challenged budget wise, one thing that I absolutely had to do was bring a toilet into the bathroom, so slightly reconfigure to get the toilet into the bathroom. So that’s a reasonable expense that’s costing, because the pipe has to be laid to come round two sides of the house to get to the bathroom. That costs just over a $1,000 to install that toilet in the bathroom, but amazing value add.

We’re leaving the bath in see through and resurfacing it. We’ve still got the shower over the bath, because there is no alternative, there’s no real room to do anything else. Plus the place is as solid as it’s double brick and so we’ve just decided to live with what we’ve got. But really lift the function by adding a toilet and the aesthetic.

The house itself internally is a stunning 1940’s house, very nicely maintained, some very nice original features which we are making the most of. And so a new beautiful bathroom will definitely be a big asset to it. So you’ve got to really decide where you’re going to spend the money. To be honest with you, I would love to spend a lot of money on the street appeal of the house, in terms of there’s a big sort of, closed in some room at the front of the house which is quite ugly. I just don’t have the budget to do it, so I’ll be doing a bit of a tart up on that but my budget is going on the bathroom and the kitchen. Because they are key areas, and they were really bad and they will make a big difference to the person living in them.

If you get a chance to take a look at our mood board, so what we tried to do, is we always think about the end result. So we’re thinking about how it’s going to look when it’s on the market, what’s going to catch the buyers eyes. And while I personally am sick to death of the grey and white bathrooms. I really wanted to create something that was quite, maybe a little bit classical to work with the age of the house, but a bit eye catching as well.

So what we’re doing is we’re going for white walls and the floor is going to be patterned. It will be, I personally would like black and white and you’ll see our mood board that I’ve got an example of a black and white bathroom. My JV partners quite keen to soften that to gray. And at this stage that’s where we’re heading and you’ll see the tile, the floor tile that we’re using which is a grey geometric poly patterned tile. It has rectified edges which is a nice modern look and we’re also adding some warmth to the bathroom with some timber touches. This house has Jarrah floors which we will line wash, so that will lighten the colour of the Jarrah and we’ll go for some light timber touches in the bathroom as well.

You can see in our mood board, I’ve got an example there that has a timber floor still in it that just really softens that room. So we’ve chosen a timber vanity and a timber shaving cabinet with mirrored doors to bring those soft elements in to the bathroom. So in that mood board, you’ll see the things that we’ve chosen, the elements that we’ve chosen, the basin than the tapware, we’re using Phoenix bibber tapware, which we purchase through Hardware & General in Sydney, the tiling we’re purchasing through National Tiles.

And the reason we’re doing that, is because we get quite a significant discount from National Tiles because we use a Reno Save card. So I think it’s about a 20% discount we get. So the trade, whatever builders get, we get. That Reno Save card, I think costs $99. But seriously, I have made my money back on that. The Bondi project, I think has saved a $1,000, just on the wall tiles. So yeah, tapware from Hardware & General, tiles from National Tiles, and sanitary ware, as in the basin, the toilet, the vanities, et cetera are coming from Highgrove Bathrooms. Once again we get a significant discount using our Reno Save card. So that’s the tip for this episode.

Just going to the budget, we’re not making any real floorplan changes other than to reshuffle the vanity, so that we can fit a toilet in. We’re resurfacing the bath and that costs $660 including GST, the toilet and the tapware are not the cheapest on the market, they’re good quality, but we’ve actually now purchased the tapware and some of it has come in under budget, so there’s a saving there.

The big ticket items are the trades, so our plumbing component is $3,500. I generally budget about $3000 for the tiler. I haven’t got the tilers price yet, so I don’t know whether I’m going to be saving on money on that or not. The other trade, the electrician, has only got two things to do, that is to replace the IXL tastic in the ceiling, the three way fan light and heater, which is already there, there’s already one there. So it’s just, the wiring is all there, it’s just switching it over and he’s also got to chase in some power for the vanity. There’s no power in there and as they’re double big brick walls, they’ll have to be chased in, I allowed $600 for that, which I think is generous.

The demolition, I allowed $500, there wasn’t a lot of demolition and that’s well and truly covered it. I’ve allowed $300 for painting, because there’s very little painting in the bathroom, pretty much the ceiling and a tiny window and that’s pretty much it. Because I bought the vanity and the shower screen and shaving cabinet off the shelf.

I’ve got no joinery costs and that’s a big tip, as in plan for standards, so you can buy off the shelf. Once you get into having to have things custom made. That’s when your costs can creep up, so by having standard sized products that you can buy off the shelf, it will actually save you a lot of money. I’ve also included a cost for the handyman, and what the handyman will be doing, as little bits and pieces, like installing the shower screen, installing the accessories and installing the shaving cabinet. The plumber will install a vanity, as he is installing the basin, but then the handyman will do the rest.

So the total budget for this project including the $1,000. It’s slightly over a $1,000 probably about $1,300 for putting the plumbing in from the other side of the house, for an extra toilet in there and also for changing over a vanity and tapware in the existing toilet, which is on the other side of the house. But total budgets come in at about $10,600 I haven’t got the exact figure here. Which I think is given the quality of the renovation is quite a cost effective price.
